Typically a 3 bed home with kitchen, living, dining & attached 2 car garage is around 180-220m2

Do you have a budget for the construction of this home?

It is important for us to know the budget from the start so we know what to design for. If you do not know your exact budget yet, that is fine, a high level number gives us something to start with before we obtain a QS summary.

Have you engaged with a builder?

If you have engaged with a builder, we value collaboration with them from the start of the project as this creates a smoother process for everyone. If you are still looking for a builder, we have some great recommendations.

How many bedrooms do you need?

Include additional rooms here such as an office

How many bathrooms do you need?

Include ensuites and guest toilets

Do you need a garage? How about a carport? How many parking spaces?

Do you want to have a seperate Laundry or do you want this included in the garage or another area of the home?

What are some things that you want rather than need?

These could be things like 'an extra office if the space allows' or 'a media room with drop down projector'

What is the purpose of this home?

Is it a holiday home, an investment property or your forever home?

How will you live in this space?

For example, do you have a preference for east sun in the morning and west sun in the arvo? Do you entertain a lot? Do you need a space to fillet your fish and store your surfboards?

What is your preferred style?

Are there any houses or spaces you have seen that your like? Are you drawn modern or classic homes? Do you like flat roof or gable roofs?

Are there any particular claddings or materials you want to use or stay away from?
